The National Association of REALTORS^®  for years has been measuring the number of properties sold by REALTORS ^® vs. properties sold By Owner.  Consistently properties sold by REALTORS^® vs. Owners had an average ratio of 85% to 15% respectively.  So if you list a piece of real estate with a traditional REALTOR^®, you attract on average 85% of the market and if you list it For Sale By Owner you attract on average 15% of the market.  By using to List-On-MLS you get 100% of the market by attracting the buyers that work with brokers and those who only go direct to For Sale By Owner sellers. By attracting 100% of the market you increase your odds of driving up the price of your property through competitive bidding.   When you list For Sale By Owner, you will never know if you lost any opportunities to get a higher offer had your property also been listed in the MLS and exposed to the other 85% of buyers. A Flat Fee Listing exposes your property to that other 85% of the market for an average commission of 2½%±¹.  By increasing your exposure, you will increase the odds of not only recouping an average commission of 2½% commission but also netting more in the sale of your property as a direct result of higher competitive bids.  With a variable commission listing through , the commission changes based on whether the buyer has assistance from a cooperating broker.  A buyer's broker is only paid if one assists in the sale.   So if there is no buyer's broker's assistance, and the buyer is part of that 15% that would otherwise deal direct with an owner, the cost is only our Low Flat Listing Fee which is often less than the cost of newspaper advertising For Sale By Owner.  So think 100% because you deserve it.
